Building inspections
Can every concealed defect be found?
No. A visual inspection cannot rule out concealed, obstructed, unsafe, or inaccessible conditions, and the report records relevant limitations. View details
Can Guardian inspect a commercial building?
Yes. The scope is agreed around the building, access, operating constraints, and your reason for booking. View details
Does a building inspection automatically include timber pests?
No. Ask for the combined service if you need both building and timber pest findings. View details
Does a building report include structural engineering?
No. Structural engineering, certification, and specialist testing require a separate qualified assessment where recommended. View details
Should I arrange an inspection before exchange?
Allow time to inspect, read the report, and discuss any recommended further assessment before your deadline. Ask your conveyancer about the timing that applies to your purchase. View details
What is included in a combined building and pest inspection?

Termite inspections
Can Guardian assess termite damage too?
Guardian can document visible damage and relevant building conditions within the agreed scope and recommend further specialist assessment when needed. View details
Can thermal imaging see all termites?
No. Thermal imaging supports the assessment of temperature patterns; it cannot prove that concealed termites are absent. View details
Does a new house need termite inspections?
Yes. Builder installed protection still needs inspections, servicing where applicable, and an accessible inspection zone. View details
Does monitoring replace the annual inspection?
No. Monitoring services and the regular termite inspection have different scopes and should both be scheduled where applicable. View details
How do I prepare the property?
Provide safe access to agreed areas and share previous reports and treatment records. Do not disturb suspicious activity or move heavy items unsafely. View details
How often should I arrange a termite inspection?
AS 3660.2 sets a maximum of 12 months between regular termite inspections and a maximum of 3 months between monitoring system services. The report or system instructions may call for a shorter interval. View details
Is an annual inspection legally required for every home?

Can termites return after treatment?
Yes. No service removes every future risk, so regular inspections, maintenance, and the agreed servicing schedule remain important. View details
Do you work with strata managers?
Yes. Common property access, authorisation, lot boundaries, reporting, and servicing responsibilities are agreed before work. View details
Is baiting better than a chemical barrier?
Either may be suitable, and some properties need a combined approach. Compare the installation limits and ongoing work for the options recommended for your site. View details
Is treatment safe for children and pets?

What affects treatment cost?
The method, accessible activity, building design, soil or slab access, installation work, and follow up schedule affect the price. View details
Which treatment is best for my property?
The recommendation follows the evidence, construction, access, existing system, and site conditions. There is no single method for every building. View details

Warranty
Are my consumer rights affected?
The written warranty does not remove rights that apply under the Australian Consumer Law. View details
How do I make a warranty request?
Contact Guardian promptly, leave suspected activity undisturbed, and provide the property and service records. Requests are acknowledged within 1 business day and inspected within 5 business days, subject to safe access and an agreed appointment. View details
