This disclaimer explains important limits on general website descriptions of Guardian services. The agreed quotation, scope, terms, and any report or service document apply to the particular work.
General information only
Information on this website is general and cannot account for every property, construction method, pest species, site condition, access limitation, or client purpose. It is not an inspection report, diagnosis, certification, clearance, guarantee, or specialist professional opinion for a particular property.
A service begins only after Guardian accepts the work and confirms the relevant scope. The quotation, written terms, access available on the day, and final report or service record determine what was performed and what may be relied upon.
Visual and noninvasive inspection limits
Building and timber pest inspections are generally visual and noninvasive unless a different method is expressly agreed. They are limited to areas that are safely and reasonably accessible and visible at the time. Furniture, stored goods, insulation, floor coverings, wall linings, vegetation, height, confined spaces, weather, utilities, locked areas, occupancy, and other conditions can restrict access or visibility.
An inspection may not identify concealed, intermittent, latent, technically complex, or inaccessible defects or pest activity. Guardian does not dismantle building elements, move heavy items, excavate, or perform destructive testing unless that work is specifically agreed and authorised.
A point in time
An inspection records observable conditions at the inspection time. Properties and pest risks can change after the visit because of weather, movement, deterioration, renovation, leaks, access changes, new infestations, or other events. A report is not a warranty that every defect or pest is absent or that conditions will remain unchanged.
Promptly arrange further assessment if new evidence appears, circumstances change, or a report recommends additional investigation, repair, treatment, monitoring, or specialist advice.
Specialist matters
Unless expressly included in writing, Guardian does not provide structural engineering, geotechnical, surveying, building certification, quantity surveying, environmental, hazardous materials, electrical, plumbing, gas, fire safety, legal, conveyancing, or financial advice. Matters outside the agreed scope should be referred to an appropriately qualified specialist.
A building inspection does not establish legal compliance, title, boundaries, approvals, contract compliance, insurance eligibility, or the cost of every repair unless a specific assessment is separately agreed.
Construction, defect, and handover inspections
Construction stage, defect, practical completion, and handover inspections assess accessible work against the agreed scope at the time of attendance. They do not transfer responsibility from the builder, designer, engineer, certifier, manufacturer, or trade responsible for the work.
Work may remain incomplete or change after inspection. The client should confirm that identified items are rectified and obtain required certificates, approvals, warranties, and specialist sign offs from the responsible parties.
Pest management and termite services
Termite services are available for residential and commercial properties. Other pest control services are provided for commercial premises only. Guardian does not offer general residential pest control or animal control for bats, birds, cats, wildlife, or other animals.
Pest management outcomes depend on correct identification, infestation extent, property condition, hygiene, preparation, access, environmental factors, neighbouring activity, client cooperation, and recommended follow up. No pest service can guarantee that pests will never return. Warranty, return visit, retreatment, monitoring, and prevention arrangements apply only to the area, work, period, and conditions stated in the written service terms.
Termite inspection assurance
An eligible standalone termite inspection includes a 12 month inspection assurance. If live termite activity is found during that period in an area that was safely accessible and included in the original inspection, Guardian will return to assess that area without a further inspection fee.
The assurance is not a guarantee that concealed or inaccessible activity was absent at the inspection date. It does not cover structural damage, repair costs, areas outside the agreed scope, or conditions that arose or changed after the inspection.
Termite treatment and system warranties
Eligible treatment work includes a 12 month treatment warranty for the area stated in the written service terms. If activity returns in that area during the warranty period, Guardian will inspect and complete the retreatment included by those terms. Ongoing baiting, monitoring, barrier, and reticulation protection continues only while scheduled visits, servicing, payments, and renewals are maintained.
Coverage depends on following preparation, access, repair, moisture, monitoring, and maintenance instructions. Building alterations, disturbed treatment zones, inaccessible areas, flooding, soil movement, undisclosed conditions, work by others, missed visits, and overdue renewals may sit outside coverage where they affect the service or system.
Warranty response, transfer, and manufacturer cover
Guardian acknowledges a termite warranty request within one business day and arranges an inspection within five business days, subject to safe access and an agreed appointment. A customer should report suspected activity promptly, leave it undisturbed, provide access and records, and take reasonable steps to prevent further avoidable loss.
Eligible manufacturer warranties are passed through under the manufacturer's registration, inspection, servicing, and renewal conditions. Guardian does not provide a structural repair or damage compensation promise unless it is available through an eligible manufacturer program or a separately insured arrangement. Coverage can transfer to a new owner after Guardian inspects the property, confirms ongoing requirements, and renews the cover in writing.
Nothing in these warranty terms excludes, restricts, or modifies consumer guarantees or remedies that cannot lawfully be excluded under the Australian Consumer Law.
Reliance and consumer rights
Unless Guardian agrees otherwise in writing, a report or service document is prepared for the named client and stated purpose. A third party should obtain Guardian's written consent before relying on it and may need to arrange a separate inspection.
Nothing in this disclaimer excludes, restricts, or modifies consumer guarantees or other rights that cannot lawfully be excluded, including rights under the Australian Consumer Law. This disclaimer operates only to the extent permitted by law.
