What the inspection involves
Subject to safe access, our termite technician may inspect interiors, exteriors, roof areas, subfloor areas, the immediate site, and agreed structures. The assessment looks for termite evidence, damaged timber, borers, fungal decay, moisture indicators, and relevant risk conditions.
Moisture meters, thermal imaging, lighting, probes, and ladders support the visual assessment. Suspicious readings or concealed areas may still require further investigation.
Signs worth checking
Mud leads, hollow sounding or damaged timber, discarded wings, unusual timber changes, and persistent moisture can warrant an assessment. Some properties show no obvious sign even when concealed activity is present.
If you find something suspicious, leave it undisturbed. Opening or spraying the area can make the evidence harder to assess.
Preparing the property
Where it is safe, provide access to rooms, roof and subfloor openings, the building perimeter, garage, and agreed outbuildings. Move light stored items away from access points and tell us about previous activity, treatments, systems, leaks, or renovations.
A standard visual inspection does not include moving heavy contents or opening fixed finishes. Locked, obstructed, concealed, and unsafe areas are identified in the report.
Your written findings
The report explains the evidence, timber pest concerns, risk conditions, useful photographs, and access limitations. It may recommend treatment, monitoring, prevention, repair, or further investigation.
Reports are supplied within 24 hours. Treatment is quoted separately after the property and evidence have been assessed.
Our termite warranty and return commitment
Eligible standalone inspections include a 12 month inspection assurance, and eligible treatment work includes a 12 month treatment warranty for the covered area. Ongoing system protection continues while the scheduled visits, servicing, payments, and renewals are maintained.
Guardian acknowledges a warranty request within one business day and arranges the inspection within five business days, subject to safe access and an agreed appointment. Written terms explain the covered area, customer responsibilities, exclusions, transfer process, and any eligible manufacturer warranty. Australian Consumer Law rights remain available.
